1️⃣ Decide why you’re buying — not just that you’re buying

Are you looking for payment stability, more space, or a long-term investment?

Buying works best when it aligns with your income, lifestyle, and future plans — not market noise. Once your “why” is clear, everything else becomes simpler.

2️⃣ Schedule a 1-on-1 with me before you shop

This is a personal conversation where we walk through your numbers, goals, and options.

There are many different loan types and programs available, and no two buyers should use the same strategy. This is about choosing the right approach for you, not guessing online.

3️⃣ Get pre-approved — and understand the advantage

A pre-approval means your credit, income, and assets have been reviewed so you know exactly what you can afford before making an offer.

In many cases, we can complete an underwritten pre-approval, where an underwriter reviews the file upfront. This often creates more leverage when negotiating and makes your offer stronger to sellers.

4️⃣ Start shopping with the right realtor and real numbers

This is where you tour homes with a good local realtor who understands the area and current market.

If you don’t already have one, we can recommend a strong agent.

At this stage, you’ll know your price range, estimated payment, cash-to-close needed, and interest rate range — so you can shop with confidence.

5️⃣ When the right home comes up, you’re ready to buy

Because you’ve already completed the steps above, you’re in a position to act.

This is where many buyers make a costly mistake — they find the home first, then have to go back and “get ready.” While they’re doing that, the home often sells to someone who was already prepared.

Readiness creates opportunity.
